It could be a great opportunity to design your own bespoke home and install features that are usually more expensive to retrofit in an existing property, like luxury energy efficiency features and custom appliances. And, depending on the cost of the land you purchase to build your new build, you may not have to pay any stamp duty if it’s for residential use.

How much will it cost?

That will depend on a number of factors, including build route and quality of materials. But building your new home could cost less than it would to buy a similar existing property. If the land is less than £125,000 you will be exempt from stamp duty. And you won’t have to pay stamp duty on the value of the completed property.

Don’t forget you’ll have other costs on top, including fees for architects, structural engineers, and there will be planning application fees and building regulations fees. That said, if the project is managed properly, at the end you will have a wonderful new home that should be worth considerably more on the open market than it cost to build. So building your own home could be an affordable way to have the perfect forever home.
